Why condos need a different playbook

Most classical texts were written for houses on land — where the door, the ground and the surrounding hills all belong to one household. A Singapore condominium splits those layers. The tower has a facing; your unit has a position within the tower; the development has landforms — pools, gardens, driveways — shared by hundreds of households; and beyond the boundary wall, the urban environment presses in from every side.

Good condo Feng Shui means reading these layers in the right order: the environment around the development, the tower and its facing, your stack's position within the tower, and finally the internal layout of your unit. Get the outer layers right at purchase, and the inner layers become easy. Get them wrong, and no amount of furniture rearrangement fully compensates.

Layer one: the environment around the development

Before looking at any unit, look at what surrounds the project. Classical Form School asks a simple question: is the environment supportive or aggressive toward the site?

  • Supportive forms: higher ground or substantial buildings behind the development ("backing"), open space or gentle activity in front ("bright hall"), water positioned favourably, greenery, and roads that curve around the site rather than aiming at it.
  • Aggressive forms: expressway flyovers cutting past at unit height, MRT viaducts pressing close, a straight road or canal aimed at the tower, and the sharp corner edges of neighbouring towers pointed at the facade — the classic "poison arrow" of dense city skylines.

In Singapore's high-rise landscape, the corner-edge problem deserves special attention. From ground level it is invisible; from your intended unit's height and angle, a neighbouring tower's edge can point straight at your living room. This is why a proper assessment considers the view from the unit, not just the site plan.

Layer two: the tower's facing direction

As with HDB flats, your unit's front door — opening onto an air-conditioned lift lobby — is rarely the correct reference for compass work. The working reference in most cases is the facing of the tower, usually aligned with the main openness of your unit: the balcony and living room windows.

Take the reading from your balcony, facing outward. One of the eight directions — N, S, E, W, NE, NW, SE, SW — anchors everything that follows: the natal chart of the building, the annual star overlay, and which sectors of your unit carry which energies.

Note that two stacks in the same development can face different directions entirely — many Singapore projects orient towers at angles to each other around a central facility deck. The "same condo" can contain fundamentally different units, classically speaking.

Layer three: choosing your stack

If you are still choosing, the stack decision is where Feng Shui adds the most value per minute spent. Between shortlisted stacks, compare:

  • Facing direction — and how it interacts with the current construction period's energy and, ideally, with the BaZi charts of the people who will live there.
  • Pool position. Water is a powerful activator, and the lap pool is usually the largest permanent water feature in the development. Whether it activates a favourable or unfavourable sector depends entirely on where it sits relative to your unit's facing — the identical pool can benefit stack 05 and burden stack 12.
  • What the stack looks at. Open view, greenery or water in the facing is generally favourable; a direct stare into a neighbouring tower's corner, a carpark ramp or a rubbish collection point is not.
  • Position within the tower. Units directly above transfer decks, substations or driveway entrances warrant closer inspection.

Layer four: inside the unit — and the 2026 overlay

Within the unit, the same classical principles apply as in any home: the main door, stove and master bed are the three anchors, and their directional sectors matter most. Modern condo layouts introduce their own recurring patterns — a front door aligned straight through to the balcony (energy enters and exits without settling), open kitchens exposing the stove, and household shelters or bay windows distorting the usable grid.

On top of the fixed structure sits the annual cycle. In 2026, the 8 White wealth star sits in the East and the 9 Purple growth star in the Southeast — sectors worth occupying and activating. The 5 Yellow occupies the South and the 2 Black illness star the Northwest — sectors to keep calm, and emphatically not to renovate this year.

Renovating a condo? Timing is part of the analysis

Condo renovations in Singapore run on tight MCST-approved schedules, and owners often book contractors months ahead — without checking whether the start date, or the sectors being hacked, conflict with the year's afflicted stars. Ground-breaking noise and demolition in the wrong sector at the wrong time is one of the most common triggers Daniel sees in audit work. If your renovation is planned for late 2026 or 2027, check the annual map first — and for major works, have the commencement date professionally selected.
